Here you’ll find useful information and guidance for tenants of Kronoby Bostäder.

Housing Application

Available apartments can be found at www.vuokraovi.fi. Applications can be submitted through available listings or by email. Tenants must be at least 18 years old.

Payment Capacity

Applicants must be able to demonstrate sufficient financial ability to pay rent, e.g., by providing proof of salary, pension, bank funds, sickness allowance, unemployment benefits, or other income sources. Tenants are selected on a case-by-case basis.

Payment Defaults

If there is a minor payment default that has been settled and not related to rent owed to Kronoby Bostäder or any other landlord, we may consider approving the rental application.
Otherwise, we do not accept tenants with payment defaults. A credit check will be conducted for all new tenants.

References

References from a previous landlord and/or employer must be presented upon request.

Selection of Tenant

Kronoby Bostäder reserves the right to freely select tenants.

Rental Agreement

All persons who will live in the apartment must be registered with us upon moving in. It is mandatory to notify us if the number of residents changes during the rental period.

Peaceful Living Environment

Applicants must not have had disturbance reports from Kronoby Bostäder or other landlords within the past three years.

Rent Deposit

We apply a deposit equal to one month’s rent. The deposit will be refunded according to certain conditions (see Moving Out Instructions). The deposit must be paid before moving in. A guarantee signed by two guarantors may replace the deposit.

Home Insurance

A valid home insurance certificate must be presented when signing the rental agreement. The insurance company’s name must be noted in the contract.

 

Rent Payment

Rent is always paid in advance, usually by the 5th day of the month. Payment details are sent by mail a few days after signing the contract. The first invoice (with or without the rent deposit) will be sent immediately after the contract has been signed, or at least two weeks before the due date.

Electricity, Internet, and Cable TV

To make moving in easier, we notify Kronoby Elverk that you have moved in.
This way, the electricity bill is sent directly to your home. If you do not want this service, please inform us when signing the contract. (This does not apply to Herrfors (Terjärv) customers.)
Most of our apartments include cable TV connection. From March 1, 2026, the annual cable TV fee will be included directly in the rent. For paid channels, a program card is required — contact JNT for more information.

Sandkullavägen apartments (Terjärv): Internet and IPTV services must be ordered directly from JNT, who will bill you separately.
Nelsonvägen apartments (Terjärv): Tenants order and pay JNT directly for the desired services.

Change of Address

A change of address must be made at www.flyttanmalan.fi, at your local post office, or at the magistrate’s office. By law, you must report your new address within one week after moving in, but to ensure mail delivery, it is recommended to do it one week before moving.

Inspection

An inspection is carried out jointly by the tenant and the inspector when signing the rental contract.
Any faults or deficiencies in the apartment will be noted.

Dishwasher

A dishwasher may only be installed with permission from Kronoby Bostäder and must be installed by a professional. Any removed cabinets or doors must be kept in storage.

Keys

Additional keys can be obtained from Kronoby Bostäder for a fee.
Keys may not be copied by tenants directly.

Parking and Engine Heaters

Contact Kronoby Bostäder to check which parking spaces are available.
Parking with engine heater post costs 10€/month; under a carport, 15€/month.
Charging an electric car costs 40€/month. Unauthorized charging will result in a 200€ penalty fee, and the electric car parking fee will be added to your rental contract.
Cars must be parked in designated spaces only. Parking on walkways or in front of apartments is allowed only for temporary loading/unloading. Parking in front of entrances or close to them is prohibited.
Emergency and maintenance services must always have access. It is forbidden to park in another tenant’s designated space. Guests may use guest parking or park along the road. Engine heater posts may only be used with outdoor-approved extension cords.

Termination of the Lease Agreement

When terminating the rental agreement, a full calendar month’s notice is required, counted from the last day of the month in which the notice was received by Kronoby Bostäder. The termination must always be submitted in writing to Kronoby Bostäder. At the same time, we will agree on the exact moving-out date.

Inspection

Once the apartment has been emptied and cleaned, an inspection will be carried out. The inspector and the tenant will agree on a suitable time for the inspection when both parties can be present. The inspector will check that the apartment is empty and that cleaning has been carried out according to the provided instructions. Any damage or alterations to the apartment will also be assessed.
If the apartment is not approved, necessary actions must be taken as instructed by the inspector.

Compensation for Damages and Alterations

Compensation will be charged for any damage or alterations beyond normal wear and tear. The rent deposit will primarily be used to cover such costs. If we need to remove leftover furniture or other items, the cost of removal will be deducted from the deposit. The same applies if we must hire a cleaning service to clean the apartment.

Moving Out

If the apartment is not available on the agreed moving-out date, compensation may be claimed if the next tenant cannot move in on time. Remember to submit your change of address notification.

Rent Payment

Rent must be paid until the end of the notice period. If too much rent has been paid, it will be refunded.

The apartment must be thoroughly cleaned before the inspection and before moving out.
If the tenant neglects cleaning fully or partially, the cost of professional cleaning will be invoiced.

Kitchen

– Defrost the refrigerator and freezer carefully and leave the doors open after cleaning (turn off the power). Note: Make sure that the defrost water does not run onto the floor!
– Clean the refrigerator and freezer inside and outside.
– Clean kitchen cabinets, drawers, and countertops, both inside and outside.
– Clean the stove surfaces, oven (inside), baking trays, area behind the stove, ventilation vent/extractor fan, and grease filter.

Bathroom and Sauna

– Clean the toilet, sink, taps, and shower area thoroughly.
– Clean the floor drains in all wet rooms.
– Clean tiles, tile joints, walls, and floors in the bathroom.
– Clean the benches, walls, and floor in the sauna.
– Clean the ventilation vent.

All Rooms

– Vacuum and mop all floors.
– Clean cupboards and shelves inside and outside.
– Clean all surfaces and windows. If the temperature is below zero, wash only the inside of the windows and between the panes.
– Balconies and terraces must always be cleaned and emptied.
– Empty all waste bins and trash containers.
– Make sure no personal belongings or trash are left in the apartment (e.g., toilet brushes, cloths, etc.).
– Ensure that all fixed lighting fixtures are functional.
– Leave all equipment and accessories that belong to the apartment (e.g., CATV cables, shower curtains, smoke detectors, manuals, etc.).

Remember: Furniture and other items must not be left next to the building’s waste containers – they must be taken directly to Ekorosk.

Keys

All keys must be returned according to the given instructions.

Ventilation

The grease filter in the cooker hood (metal mesh) must be cleaned regularly, at least four times per year. If the apartment does not have a cooker hood, the ventilation vent and wall opening should be cleaned instead. Clogged filters reduce ventilation efficiency and significantly increase the risk of fire.

To ensure proper air exchange and minimize the risk of moisture damage, ventilation in row houses must run 24 hours a day. In apartment buildings, the ventilation is time-controlled according to a preset schedule.

Heating

Radiators are equipped with thermostats that regulate the heat according to the set temperature.
To maintain a comfortable indoor climate, adjust the thermostat so that you do not need to open windows to release excess heat.
Check the room temperature occasionally with a thermometer – a comfortable temperature is between 19–21°C.


Water Consumption

As we charge a prepayment based on actual water costs (cold and hot water) per person per month, it is in everyone’s interest to save water whenever possible. Some apartments have individual water meters, in which case the tenant always pays the actual water consumption.

Smoke Detector

According to fire safety regulations, each apartment must be equipped with a smoke detector.
The landlord is responsible for providing it, and the tenant must test it twice a year to ensure functionality.


Engine Heater Sockets

Since engine heater sockets can pose a serious danger to small children, cords must never be left hanging from the outlet. The socket cover must always be closed when not in use.


Refrigerator / Freezer

If, for example, the refrigerator runs constantly, please report this to the property maintenance staff or Kronoby Bostäder.

Stove

For best performance, the stove and oven require regular maintenance. Keep the stoveplates and oven clean by thorough and regular cleaning using suitable cleaning agents.


Door Opening Service

For opening a locked door, the following fees apply:
– Weekdays 8:00–16:00 – €50
– Evenings and weekends – €80
Call property maintenance (see contact information). The fee is paid directly to the property manager at the time of opening.

 

Reporting and Liability for Damages

If you notice damage or defects in the apartment or common areas, contact Kronoby Bostäder immediately. Examples include broken windows, doors, locks, playground equipment, or electrical devices. Check regularly that the ventilation, heating, toilets, and water taps function properly.

If you fail to report a defect, you may be liable for repair costs. You are also required to report disturbances or misconduct.
You are liable for damages caused intentionally, negligently, or carelessly by yourself, your family, or guests staying in the apartment with your permission.

Pests

If you notice pests such as silverfish, cockroaches, bedbugs, rats, or others, contact Kronoby Bostäder immediately.
Follow all instructions for pest control carefully.

If you experience financial problems and cannot pay your rent on time

– Contact our office and rental department immediately.
A payment plan can be created at https://myropo.fi (requires electronic identification).
– Check your eligibility for housing benefits from Kela (FPA).
– Contact social services to explore the possibility of income support.

If you fail to contact us and rent debts occur, collection procedures will begin. This will result in additional costs for you.
Any court decision concerning rent debts will result in a record in your credit report and ultimately eviction.

In our apartments, in addition to the laws and regulations in force, residents are expected to maintain a peaceful and orderly lifestyle while respecting the comfort and well-being of others, according to the following rules:

General Rules

– Living in an apartment building or row house requires consideration, patience, and flexibility.
Normal everyday sounds are acceptable, but between 22:00 and 08:00 the property must be quiet. Repeated disturbances may be reported to Kronoby Bostäder.
– Tenants must contribute to the general comfort of the community and respect others’ right to peace and privacy.
– The tenant is responsible for the behavior of their guests.

Common Areas

– Entrance doors and doors to shared spaces must always be kept locked. Anyone who leaves them unlocked is responsible for any consequences. Lights must be switched off when the space is not in use.
– Smoking, unnecessary loitering, and loud noise are prohibited in shared areas such as stairwells.
– Do not air rooms toward the stairwell. Rugs may not be beaten or brushed in stairwells, and dogs or cats are not allowed to roam freely there.
– Apart from baby strollers, nothing may be stored in the stairwell, and doormats may not be placed outside apartment doors.
– Stairs and basements are not playgrounds; parents must ensure children do not play there.
– Bicycles, skis, and similar items may only be stored in designated areas.

Sauna and Shower Facilities

– The shared sauna must be booked in advance by writing your name on the reservation list. Keep the sauna and shower facilities clean and tidy for the next user.
– Pets are not allowed in sauna or shower facilities.
– Do not wash rugs in sauna or shower facilities.
– Hair dyeing is prohibited in the shared sauna or sauna or shower facilities.

Courtyards and Outdoor Areas

– All waste must be sorted according to Ekorosk’s guidelines, wet and dry waste, plastic, cardboard, etc. and placed in the correct containers.
– Tenants are responsible for removing other waste (hazardous waste, old furniture, etc.) themselves.
– Cars, mopeds, and bicycles may only be parked in designated places.
– Parking on walkways or in front of apartments is forbidden. Parking is only allowed for temporary loading/unloading. Unnecessary driving in courtyards and walkways is forbidden.
– Trailers, boats, caravans, and similar items may not be stored on the property or parking area. Vehicles that are unused or unregistered may not be kept on the premises.
– Rug beating is only permitted at the designated rack in the yard.
– Laundry drying is allowed in the drying room (if available), on the outdoor drying rack, or on your own balcony/terrace. Remove dry clothes promptly.
– Pets must be kept on a leash outside the apartment and must not disturb others or soil the surroundings. Pet owners must clean up after their animals, and pets may not be walked near children’s play areas.
– Tenants must ensure lawns and flowerbeds are not trampled or damaged.
– To allow smooth property maintenance (e.g., lawn mowing and snow removal), toys and play equipment must be picked up after use.
– It is forbidden to feed birds or wild animals on the property.
– Car washing or related activities are forbidden on the premises.

Apartments and terrace and balconies

– Smoking is forbidden inside apartments, on balconies, on shared balconies, and in children’s play areas. The tenant will be charged the full cost of any cleaning or repair work required due to indoor smoking. Cigarette butts must be disposed of in appropriate containers.
– Broken windows, holes in walls or doors, and similar damage must be fully compensated by the tenant.
– Damage caused by pets must also be fully compensated by the tenant.
– In case of faults or defects in plumbing, electricity, drains, taps, or outlets, the tenant must immediately notify the caretaker or Kronoby Bostäder.
– On private balconies/terraces, airing of clothes and rugs is allowed, but beating or dusting is not.
– Open fires are not allowed on balconies. Barbecuing is only allowed with an electric grill (no gas or charcoal grills) in apartment buildings.
– Tenants are responsible for keeping carport, balcony, or terrace areas clean. As these areas are visible to others, no items that disturb the general appearance may be stored there.
– It is forbidden to feed birds or wild animals on terraces or balconies, or to use them as storage spaces.

Subletting

Subletting the apartment is not permitted. Unauthorized subletting will lead to immediate termination of the rental agreement.

Violation of Rules

– For violations of these rules, a written warning will first be issued.
– Repeated violations may lead to legal action, liability for damages, and/or termination of the rental agreement.
